Neighborhoods like Preston, MacGregor Downs, and Lochmere were built in waves from the 1980s through the 2000s, mostly on concrete slabs rather than crawlspaces, with landscaping and irrigation systems mature enough now to be pushing water toward foundations that weren't graded for it. A renovation-heavy, high-turnover housing market also means a lot of finished basements, additions, and enclosed porches sitting on top of original construction decisions nobody currently in the house made.
